Morgan Structural and Bailys Regeneration (Glastonbury)

InView Assets worked with Morgan Structural to create a high-resolution 3D precision reality twin (internal and external) of the Bailys buildings prior to the commencement of regeneration works. These buildings will be re-made into a zero-carbon hub for local start-up, small and growing businesses, educational groups and workshops

ABOUT Morgan Structural

Morgan Structural Limited are Structural and Civil Engineers based in Bristol & Cardiff working on projects throughout England and Wales

Founded in 2012 the business has grown in strength establishing an experienced team which embraces the company ethos of engagement, project ownership and enjoyment.

Morgans are proud to be an integral part of the historic Bailys building regeneration team.

Their Challenge

The Bailys building redevelopment is part of the wider Glastonbury Town Deal which is a £23.6 million leveing-up investment for the area.  This particular part of the project is managed by the Bekery Island Regeneration Trust (BIRT) who were founded to promote regeneration of Glastonbury’s economic base through the restoration of its architectural heritage. The Trust’s strategy to achieve this aim is based on the preservation of traditional workspace for community benefit.

This complex and challenging project is very high profile. InView Assets have provided 3D precision reality twins which allow different stakeholders to track condition and progress – all from the comfort of their desk.  This has supported the aspirations of the zero-carbon hub by vastly reducing travel and journeys.

Outcomes

Very high-resolution 3D precision reality twins of both the inside and outside of the buildings.  This enables better planning and project assessment

Cost-effective, quicker and safer way of producing point cloud models (compared to ground-based LiDAR) and data ready for AutoDesk and the production of CAD drawings

Cloud-based 3D models and image outputs were easily shared with different stakeholders (reducing the carbon footprint of visits).  This is using Bently I-Twin, Trendspek and Matterport platforms

Repeated captures enabled progress to be tracked over time

Cost-saving, safety and efficiency benefits

Hours/days capture time*

Versus the traditional ground/roof-based data capture time of days or weeks

De-risking data capture

Versus ground or rooftop inspections with ropes, scaffold and towers our aerial capture tools are “zero-touch”

Up to 80% cost saving

Versus traditional manual survey costs by removing the expense of prolonged capture time, travel time and repeated in-person site visits

Fully digital remote inspection

Versus the traditional survey which does not “see” all of the asset from all aspects and elevations (especially complex roofs)

Millions of data points

Versus ground/roof-based surveys with limited access and finite resolution, allowing pinpoint accuracy across the whole digital twin and the development of CAD-ready outputs

3D interactive outputs

Versus the traditional 2D paper-based reports and images which have limited access, coverage and quality

*For areas up to 10,000 or 1ha – roof inspection image capture in one day. Larger areas of up to 100ha are for landscape photogrammetry in one day.
